Here's my situation......

I have to replace my kitchen floors since they are water damaged. The oringinal owner put laminate flooring in the kitchen and the half bathroom downstairs backed up and water flooded into the kitchen causing some serious damage. The cause of the flood was my neighbor flushing baby wipes into the toilet that he were supposed to disolve, but the idiot should know you can only flush one at a time. Our townhouses share the same septic tank so both of our kitchen floors got damaged.

We spoke to the housing association and they only cover .00 of the damages, which covers linoleum flooring. My neighbor is at fault and I like him....real cool guy, but he's gonna have to come out his pocket and pay for a portion of these damages. Me and the Mrs. decided he should come out his pocket 0 which is peanuts and if he disagrees then we'll just have to take it to small claims court and he'll have to pay even more than that.

This is my decision......I got a pretty good deal on craigslist for some black granite tile(190 sq ft for 0), but Lowes is also having a sale on marble grey ceramic tile(.47 sq ft, 198 sq ft. = 4.71 plus tax). What option would you guys go? I have a check coming from my bank for 0 for overpayment in my escrow and my neighbor whether he likes it or not will be giving me 0.......would you go granite tile for more $$$ or ceramic tile for less $$$?
Accidents happen, why should this guy pay to replace more than what the floor was worth? You are trying to profit on his error. Its not legal and you don't have a leg to stand on

Um....my kitchen is 180 sq ft plus the overage = 190 sq ft. The laminate flooring that was on there that got damaged is .99 a sq ft = 8.10 just for the material. Me settling for 0 is taking way less than what it would take to fix the floors. He was in the wrong and if your in the wrong you pay the price. My insurance wont pay since they will go after his insurance to pay since the maintance man that came to fix it deemed it my neighbors fault. The reason why I'm settling for 0 is because that's how much the deductible would be if we were to go thru the insurance. You dont understand how condos/townhomes work do you? If were to take this to court he would pay alot more than the 0.....and I do have a leg to stand on and it's perfectly legal!

I Need Feedback on This House Please!! (Pictures) Anyone?

 

I am getting ready to put this house on the market for what is a great price in this neighborhood. We are trying to downsize and are tired of being landlords. We have just installed a new water pump for the well, a new water heater, will possibly be putting in new HVAC. The exterior will be repainted a little darker grey, with white trim and black shutters. The carpet is relatively new and is high end. There is newer tile in the kitchen and both bathrooms. New faucets, toilet seats, etc.

I am looking for suggestions to make this home stand out, without putting a ton of money into it. I mean, it is really a good deal already!! Please give honest feedback! Thanks!

I have been getting 00 a month for a rental for the past several years. I have MANY people interested at that price. Several people even want to do a lease-to-own. If I had a buyer, I would be happy to pass their info on.
